Architects near Witney

Holmes Architects offer home design services in Witney and the surrounding villages and hamlets of Ducklington, Curbridge, Minster Lovell, South Leigh, and the nearby areas within West Oxfordshire.  Holmes Architects are a RIBA chartered practice managed by Matthew Holmes who is also a certified designer in a low energy design standard known as Passive House.  We specialise in residential homes of all sizes, including new builds, extensions, conversions, and listed buildings.

Witney is the most populated town within the West Oxfordshire District Council area and the 2031 Local Plan identifies several key planning policies for certain areas of the town and its neighbouring villages.  Much of the central north to south axis of the town containing Bridge Street, High Street, Church Green, and Station Lane are contained within the Witney conservation area, as are several of the areas around its side streets.  There are also conservation areas identified in Hailey (including Poffley End and Delly End), Ducklington and Minster Lovell to areas north of the A40.  Contemporary schemes are possible within the conservation areas however the design of the home should be in keeping with the local area and its policies.  Matthew has experience of acquiring planning permission within conservation areas within West Oxfordshire, and we would typically advise seeking pre-application advise from the local authority to alleviate any concerns that the planning officer may have. 

Strategic development areas have been identified in the Local Plan to the north and east to south east of Witney.  The East Witney Strategic Development area allows for the building of 450 homes, and the North Witney Strategic Development area allows for a further 1,400 new homes.  The planning policies that affect Witney's town centre and surrounding areas will depend upon your location within the town as there are several small policy areas, many of which overlap with each other.
